Pressure Washing in Durham: Professional Exterior Cleaning by a Crew You Already Trust
Cortes Painting provides pressure washing across the Triangle as part of exterior painting projects and as a standalone service for past clients. We adjust pressure and cleaning method to the surface so siding, trim, and wood are cleaned without damage. The same crews who paint your home handle the wash. Serving Durham since 1997.
About this service
Every exterior paint job we do starts with a full pressure wash. Clients who have seen that result call us back for the washing alone. Cortes Painting offers pressure washing as a standalone service for homeowners who already know the quality of our crew’s work.
Our process
How we approach every pressure washing job
-
Surface Evaluation
We look at what needs cleaning and what the surface material is before starting. Vinyl siding, wood, brick, and painted surfaces all require different pressure levels. Too much pressure cracks vinyl and damages wood grain. We set the equipment to match the material.
-
Pre-Wash Prep
Landscaping near the house is protected, windows are checked, and outdoor furniture is moved clear. Cleaning solutions are selected based on what needs to come off: pollen, mildew, algae, or general buildup.
-
Wash
We clean the surface working from top to bottom so runoff doesn't streak clean areas. Pressure is adjusted section by section depending on the material and condition. Stubborn buildup like mildew or algae gets treated before the wash, not blasted off with extra pressure.
-
Rinse and Inspection
The full exterior is rinsed and inspected for any areas that need a second pass. We check for streaking, missed spots, and any buildup that didn't come off on the first pass.
What sets us apart
Why homeowners hire Cortes for pressure washing
Painting Crews Who Know Your Siding
Our pressure washing crews are the same people who prep and paint exteriors. They know how different siding materials respond to pressure because they work with those surfaces every day. That's why nothing gets damaged.
Not a Pressure Washing Company. A Painting Company That Washes.
We don't compete with dedicated pressure washing outfits. Our washing work comes from exterior painting projects and repeat clients who trust the crew. That means we're not rushing through volume jobs. Every wash gets the same prep-first attention as a paint job.
Honest About What Pressure Washing Can and Cannot Do
Some stains require chemical treatment, not more pressure. Red clay on concrete, deep mildew, and certain mineral deposits need specific products, not a higher PSI setting. We tell you what will come off and what won't before the work starts.
Frequently asked
Pressure Washing questions homeowners ask
-
Do you offer pressure washing as a standalone service?
Yes. Most of our pressure washing work is part of exterior painting projects, but we offer standalone washing for homeowners who want their exterior cleaned without a full repaint. Many of our standalone wash clients are past painting customers.
-
Can pressure washing remove mildew and algae?
Yes. Mildew and algae are treated with a cleaning solution before the wash. The solution breaks down the growth so it rinses clean without excessive pressure. This is more effective and safer for the surface than trying to blast it off.
-
How often should I have my house pressure washed in North Carolina?
The Triangle's humidity and tree canopy create conditions for mildew and algae buildup year-round. Most homes benefit from an exterior wash every one to two years depending on shade coverage and proximity to trees.
-
Will pressure washing damage my siding?
Not when the pressure is set correctly. Vinyl, wood, and painted surfaces each require different PSI levels. Too much pressure cracks vinyl and raises wood grain. We adjust the equipment to the material before starting.
-
What warranty do you offer on pressure washing?
We offer a two-year prorated labor warranty covering workmanship. If an area was missed or didn't clean properly, call us and we come back to address it.
